While you may want to do as much of the work as possible yourself, there will be times you may have to seek professional help in construction of your home or cottage. Its important to know what to ask. Therefore, below are some questions you might want an answer to...

BUILDING CONTRACTORS

Is jobsite within your jurisdiction?

Would your firm be able to handle job and finish on schedule?

Is our schedule workable?

Are you licensed for this kind of work?

How long have you had license?

Have you been licensed under a different name, and if so, why the name change?

Can you show proof of insurance?

Can you provide trade, credit and bank references?

Can you provide references of previous jobs that are similar to this one? (If yes, get names, addresses and phone numbers - check the legitimacy online using cross reference on a site like Switchboard, before calling or visiting previous work sites)

Were there any unforeseen events which affected the final cost or adjustment of the construction schedule?

Was construction finished within the time frame agreed upon and the cost within reason?

Could you recommend the designer and construction crew?

Anything to suggest on how best to work with this firm?

GET CONSTRUCTION INSURANCE!

Yep, we know you want it cheap, however, construction is an inherently hazardous occupation where injuries and death are possible. If you've been around long enough, we are sure you've heard of trenches collapsing on workers and of electrocutions and gas explosions. This is not to scare you, but if you want to sleep nights, get the insurance. Construction insurance policies to consider are packages which offer coverage for injury, workers' compensation, death and dismemberment, fire, theft, vandalism. Coverage should include paid and volunteer personnel on the worksite. If you are also working on the site, you need coverage for life insurance and disability. Check with your own insurance company to see whether they handle these types of policies or can recommend insurance companies who can. Also, do your own homework to see which insurer is best for you.

LEGALLY CONSTRUCTED

There are things you need to do before the construction crew initially walks on the site.

BUILDING CODES

Local municipalities determine building codes - minimally acceptable construction practices and materials.

West of the Mississippi River, it's usually based on the Uniformed Building Code. Eastern States generally go by the National Standard Building Code. Other jurisdictions fall under the Basic Building Code and Southern Building Code. Check with your local building department as to which they adhere to, as well any specific codes in your local area.

ZONING REGULATIONS

Zoning determines what can be built in given areas of municipalities - good to know before you buy that lot!

BUILDING PERMITS

To get approved for a building permit, it must pass muster on working drawings, site plan, foundation and floor plan, elevations and component details.

The permit specifies the time limit in which work is to be started and completed as well extensions that may be offered.
